United Group of Companies, Inc. is a full‑service, vertically integrated leader in real estate development and management.<br /><br />Join Our Team!<br />We have an immediate need for a full‑time Leasing & Marketing Specialist to join the team at one of United Group's professionally managed multi‑family housing communities located in Syracuse, NY. This position will report directly to the Property Manager and will be responsible for all sales and outreach marketing initiatives for the community.<br /><br />Roles & Responsibilities<br />Sales & Prospect Management<br /><br />Establish new relationships with prospects, maintaining continuous communication to identify their needs and close the sale, converting them into a resident of our community.<br /><br />Tour visitors of the community, show apartments to interested guests, encourage qualified prospects to apply for residency, close sale, and assist with the application process as needed.<br /><br />Receive incoming calls and manage them accordingly.<br /><br />Ensure model apartments and/or vacant units are ready to be shown to prospective residents.<br /><br />Follow up on leads with regularity.<br /><br />Prepare all necessary packets, materials, and paperwork for move‑ins or move‑outs.<br /><br />Keep units leased to meet or exceed budget.<br /><br />Prepare and send required weekly and/or monthly reporting to necessary stakeholders.<br /><br />Marketing Planning<br /><br />Responsible for achieving occupancy goals of the property through managing various initiatives, campaigns, programs, and events.<br /><br />Design and develop marketing plans in accordance with the established budget in collaboration with the Property Manager; execute plan as outlined.<br /><br />Assist in preparation of advertising and marketing materials (letters, newsletters, flyers, brochures, etc.), as well as lease and move‑in packages.<br /><br />Perform outreach marketing within the surrounding community, establishing relationships with local business partners.<br /><br />Assist in branding the overall property through cutting‑edge marketing campaigns and on‑site promotional events.<br /><br />Make recommendations to improve marketing and leasing programs.<br /><br />Research & Strategy<br /><br />Conduct research on new and existing market communities for budgeting and operations purposes.<br /><br />Shop, evaluate, and prepare quarterly market studies based on competitive properties, analyzing marketability of unit market rates, advertising, signage, decor, amenities, and curb appeal to properly gauge the competitive landscape.<br /><br />Social Media<br /><br />Use social media tools to increase exposure, gain brand awareness, and create client loyalty.<br /><br />Resident Management & Service<br /><br />Assist residents with various needs/requests – e.g., submitting work orders, key access/entry, emergency assistance, etc.<br /><br />Assist in all phases of rent collection process and rent manager program.<br /><br />Communicate all problems or potential issues and make recommendations to the Property Manager and/or Maintenance.<br /><br />Plan, assist with, and support on‑site resident events and programming as applicable.<br /><br />Ability to handle any emergencies that may arise on site.<br /><br />Recommend purchasing supplies, materials, equipment, and related items as needed and when approved.<br /><br />Job Overview & Requirements<br />Job Type:<br /><br />full‑time, hourly/non‑exempt – $25.00–$28.00 per hour.<br /><br />Work Hours:<br /><br />Full Time; Monday through Friday, 9:00 am – 5:00 pm.<br /><br />Required Education:<br /><br />College degree or applicable work history.<br /><br />Preferred Education:<br /><br />Bachelor’s Degree + related/applicable work experience in sales, real‑estate, and/or property management.<br /><br />Preferred Experience:<br /><br />3+ years of experience in multi‑family, lease‑up real estate; property management software – e.g., Entrata, Yardi, or similar.<br /><br />Preferred Certifications:<br /><br />Professional designations, e.g., Accredited Residential Manager (ARM), or equivalent industry designation preferred.<br /><br />Qualities:<br /><br />Demonstrates integrity on a personal and professional level; exceptional communication and sales skills; desire to work with the active adult/senior demographic; ability to solve problems involving residents, maintenance, and challenging situations.<br /><br />Benefits & Time Off<br /><br />Medical:<br /><br />Highmark BlueShield of Northeastern NY – 3 insurance plans with HSA options;
